Yes we do have to charge for staying here. We tried desperately to figure out a business model where we could just make friends and do good deeds but those pesky utility companies and bill collectors insist we send them money. :-)

An additional pet charge may or not be applied and will be determined on a case by case basis.
The length of stay, whether the dog slightly exceeds our "under 25 lb" request, a shedding type and with long or short hair, etc. will all be factored into consideration. Please note an Additional $100 refundable Damage Deposit may also be required for pets |

Multiple payment options are available including credit cards (thru Paypal), Money Orders, Cashier's Checks and Personal Checks from a U.S. or Canadian Bank.
If you're here, cash is always good too :-) A confirmation deposit may or may not be required with your reservation. This will be decided on a case by case basis as different factors play an important role. We would explain thoroughly if we felt a refundable or non-deposit would be required. 
We ask you please let us know as soon as possible if a cancellation is necessary.
If a deposit was required, a specific policy for its refund would be contained in the Agreement confirmation. |
We are now requesting Advance Reservations for less than a two-week duration, be made no sooner than three months prior to the booking.
This is NOT written in stone and we are very flexible! We're just such a small operation and we've found our own vacation plans, family visits, and more affected by accepting very short stay bookings very far in advance. Please feel free to inquire! More often than not it would work out but we may provide you with a tentative booking and not a confirmed one until three months in advance. Thank you very much for your understanding. 
Currently (2018) there are no additional taxes imposed on short-term rentals. We will have to collect taxes should that change.

We will need an electronically signed Agreement confirmation.
This Agreement will outline the complete breakdown of your total bill and what will be due as well as all other pertinent information to your reservation. This is all done simply through email and is for our Guests protection as well as ours. 
We reserve the right to require a Fully Refundable Damage and Cleaning Deposit
